The Commons at Rowe Lane is represented by the Lakeside Municipal Utility District ( MUD ) #3. It is the only community represented by the MUD. The MUD is funded through a portion of our property taxes. Currently that portion amounts to .9 % of the assessed value of your residence, which is just shy of 1/3 of your property tax bill.
A MUD is a governmental entity authorized by the Texas Legislature under Chapter 54 of the Texas Water Code. As a governmental entity, it can exercise certain governmental powers, including the power to levy and collect taxes. A MUD's primary purpose is to provide water and waste water facilities and services; the Lakeside MUD #3 has contracted with the City of Pflugerville to provide most of these services.
The MUD board of directors meets at an open meeting on the second Wednesday of each month at 6 P.M. at the office of Gray Engineering, Inc., 8834 North Capital of Texas Highway, Suite 140, Austin, Texas 78759. or at the Amenity center at the Commons at Rowe Lane three times a year.
